The school summer holidays offers the perfect opportunity to trawl the internet, visit local estate agents and start viewing properties if you are hoping to move during the summer holidays.
One of the questions that we are asked time and time again by supply teachers is ‘will I be able to secure a mortgage?’ The answer is yes!
As a supply teacher, you can borrow based on your teaching contract rather than your umbrella payslips. This means that you can often borrow more and at the same rates that permanent teachers can secure at their local branch.
Will supply teachers be eligible for a mortgage?
If you have been a supply teacher for at least one year and have a contract in place then the specialist advisers at Contractor Financials will be able to help you secure a mortgage this half term. Most lenders require you to have at least three months remaining on your contract but if you have a proven track record as a supply teacher and can demonstrate the likelihood of you securing another contract which would allow you to work at the same capacity and income, then there are some lenders that will offer you a mortgage with as little as one week remaining on your contract. The good news about working with a specialist broker like Contractor Financials is that they can speak directly with the decision makers at the lenders centralised processing units and explain your case so that the underwriter will consider your individual situation.
There are a wide range of lenders that will lend to supply teachers based on your contract and here are some examples of the types of mortgages available:
Best 40% LTV Variable Rate Mortgage
If you have a large deposit or equity held in your existing property then you can secure a 40% Loan to Value (LTV) mortgage at 1.15% on a two year variable rate with a £999 fee.
Best 80% 2 Year Fixed Rate
If you have a 20% deposit to put down then you can secure a two year fixed rate mortgage at 1.99% on an 80% LTV with a £999 fee.
Best 90% LTV Variable Rate
A three year variable rate mortgage at 3.75% on a 90% LTV with a £500 fee which is a very competitive rate if you have managed to save a 10% deposit.
The fees on all of these mortgages can be added to the loan so you won’t need to pay the lenders' fee upfront.
